Stud Wall vs Plasterboard: Which Do You Need in Chelmsford?

People often ask whether they need a stud wall or plasterboard, but you are not really choosing between two options. A stud wall is a frame that creates a new wall. Plasterboard is the sheet that covers it, or covers an existing brick or block wall. Once you know which job you actually have, it's much easier to plan the work, compare quotes and budget for a home in Chelmsford.

What each one actually is

A stud wall is a lightweight partition. It is built from a frame of vertical studs fixed between a head plate on the ceiling and a sole plate on the floor. The frame is usually timber, often 63mm or 75mm CLS, or galvanised metal C studs. Once the frame is up, it is clad on both sides with plasterboard and then skimmed or taped and jointed ready to decorate.

Plasterboard is a board with a gypsum core faced with paper. It covers stud frames, ceilings and existing masonry walls. On brick or block it is usually fixed with dabs of adhesive, known as dot and dab, rather than with a frame. So every stud wall uses plasterboard, but plenty of plasterboard jobs involve no stud wall at all.

Which one does your project need?

Ask yourself whether you are creating a wall that isn't there yet, or improving one that already exists. In Chelmsford we see both all the time. Owners of Victorian and Edwardian terraces around Moulsham and the Springfield Road area often have tired lath and plaster that needs replacing. Families in 1930s semis and in newer developments like Beaulieu Park and Channels tend to want to split a large bedroom or create an en suite.

Choosing the right frame and board

The spec affects comfort far more than most people expect. Standard 12.5mm board is fine for general partitions. A bedroom next to a busy living room is a different matter. If you want quieter rooms, ask about acoustic board and mineral wool insulation in the cavity, which together make a noticeable difference.

Bathrooms and en suites need moisture resistant board, and tiled shower areas are better with a cement based backer board. Garage conversions and loft rooms may need fire rated board to meet building regulations. Timber studs make it easy to fix radiators, TVs and kitchen units. Metal studs stay dead straight and are quick to put up, but heavy items need extra noggins or pattresses planned in before the boards go on.

Typical costs and timescales around Chelmsford

Prices depend on the length and height of the wall, access, whether there's a door opening, the board spec and whether you want a skim finish. As a rough guide, a straightforward stud partition of around 3 to 4 metres in a typical Chelmsford bedroom, boarded both sides and skimmed, often comes to somewhere between £900 and £2,000. Adding a door, acoustic insulation or moving electrics will increase that. Plasterboarding existing walls or ceilings is usually priced per square metre or per room, and older properties can cost more once the old plaster comes off and hidden problems turn up.

A single partition is usually framed and boarded in a day or two, with skimming on top. Allow a few days of drying time before you paint. Always get a written quote that sets out the board type, insulation and finish, so you can compare like with like.

Rules worth checking before you start

A non loadbearing stud wall inside an existing house usually does not need planning permission. Building regulations can still apply. That includes new partitions in a loft conversion, walls that affect a fire escape route, rooms that lose their window or ventilation, and new bathrooms. Chelmsford City Council's building control team or an approved inspector can confirm what applies to your job. If you're unsure whether an existing wall is loadbearing, get it checked before anyone removes it.

Common questions

Asked before. Answered straight.

Can I hang a TV or shelves on a stud wall?

Yes, as long as you fix into the studs or into noggins and plywood pattresses fitted before boarding. Tell your installer what you plan to hang so they can put support in the right place.

Is a stud wall soundproof?

A basic stud wall lets through a fair bit of noise. Mineral wool in the cavity and acoustic plasterboard on both sides make a big improvement, which is worth it for bedrooms and home offices.

Should old lath and plaster be replaced or overboarded?

It depends on its condition. Sound lath and plaster can often be overboarded to save mess and cost, but if it is loose, sagging or badly cracked, it is usually better to strip it out and board afresh.
